Leasing guidelines Westchester Park Apartment Homes

Income:
Gross monthly income is required to be three times the rental rate.

Age:
The minimum age requirement to sign a lease is 19 years of age.

Rental History:
Each applicant must provide one year of rental history. Proper notice must have been given and there cannot be a balance due for any reason. A previous eviction will cause the applicant to be denied.

Credit History:
A credit report will be obtained. Credit history must be in good standing with a three to one ratio of positive/negative accounts.

Background Check:
A criminal background check will be obtained. A previous conviction of a felony will cause the applicant to be denied. Previous convictions of misdemeanors may cause the applicant to be denied.

Occupancy:
One Bedroom:
The maximum number of persons allowed to reside in a one bedroom apartment is two. The maximum number of vehicles allowed for a one bedroom apartment is two.

Two Bedroom:
The maximum number of persons allowed to reside in a two-bedroom apartment is four. The maximum number of persons over the age of 18 allowed to reside in a two-bedroom apartment is two. The maximum number of vehicles allowed for a two-bedroom apartment is two.

Employment:
Each applicant must provide one year of employment history.

The security deposit will be refunded only if the applicant is not approved.
